Every individual living with disability has a different day-to-day needs, wants and preferences that nobody else has. This is why we, as a provider of SDA housing and disability services, need to take a personalised approach to supporting every participant.

If you, or someone you know, is living with very high support needs or extreme functional impairments, further consideration must be made to what type of home is best suited to ensure suitable accessibility, safety and support requirements are met.

This is where Specialist Disability Accommodation (SDA) comes in.

 

What is Specialist Disability Accommodation (SDA)?

SDA empowers people with complex care needs the freedom to live in a purpose-built, accessible home that is tailored to their specific needs.

Designed for a range of extreme functional impairment or very high support needs, SDA homes offer people a comfortable space to live while receiving personalised support to achieve their goals.

Extreme functional impairment means you may have a difficult time completing personal tasks, taking care of yourself or moving around on your own. Similarly, if you have high support needs, it means you require a lot of person-to-person specialist support. SDA is entirely accessible and built with features such as ceiling hoists, home automation, and assistive technology. More importantly, SDA homes are managed by experienced staff who are accredited and trained to provide complex support.

If you’ve received funding for SDA in your NDIS plan, it’s important to note that this does not cover individual services delivered by a support worker.

 

Types of SDA

The NDIS’ Specialist Disability Accommodation rules outline four distinct design categories that cater to varying support needs.

SDA providers, such as Aspire Hub, must provide certification from an Accredited SDA Assessor nominating the Design Category that applies to the home. Asking for a copy of this is a great way to ensure credibility of the provider and the dwelling.

Here’s a breakdown of the four categories;

  •  Improved Liveability – Housing that has been designed to improve ‘Liveability’ by incorporating a reasonable level of physical access and enhanced provision for people with sensory, intellectual or cognitive impairment.
  • Fully Accessible – Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment.
  • Robust – Housing that has been designed to incorporate a reasonable level of physical access provision and be very resilient, reducing the likelihood of reactive maintenance and reducing the risk to the participant and the community.
  • High Physical Support – Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment and requiring very high levels of support.

 

Examples of Specialist Disability Accommodation (SDA)

Mercy Circuit

Logan – Mercy Circuit

This SDA approved, wheelchair accessible home is newly built and fully furnished – ready for you to move in! With an open plan kitchen and living area, and just a few minutes away from Park Ridge Shopping Centre, this home would perfectly suit someone with SDA and SIL funding with a 1:2 support ratio (with overnight support).

Jones Street

Gold Coast – Jones Street

This stunning new home is fully furnished and meets the robust SDA design category and is wheelchair accessible. Featuring a spacious living area and kitchen, break-out room and large bedroom, the home is also just a few minutes from nearby convenience centres.

There is currently one male tenant in his early 30s who enjoys socialising and going outdoors. He is non-verbal. The current vacancy would suit a similar participant with approval for SDA funding, requiring a 1:2 support ratio with sleepover.
